One Thames Quay completes: New tower shapes Canary Wharf

A new 48-storey residential-led development at 225 Marsh Wall in Canary Wharf’s emerging South Quay neighbourhood has completed.
 
Designed by Make Architects and delivered by executive architect Design Delivery Unit for Chalegrove Properties Ltd, ‘One Thames Quay’ provides 332 new homes and high-quality public realm as part of the ongoing regeneration of the Isle of Dogs. 

The scheme includes a mix of one-, two- and three-bedroom apartments, including 70 affordable homes for shared ownership and social rent, located above a two-storey podium housing flexible space for commercial, retail and community uses. High-quality shared internal amenities include a bowling alley, games room, media room and canopy garden on the second floor, along with a sky lounge, pavilion featuring a hotdesking area and private dining room, and a luxury Sky Gym on the 46th floor.     

With a focus on providing sustainable, thermally efficient homes for Londoners, One Thames Quay has been carefully designed to meet strict London Plan criteria, achieve a high level of airtightness and is fully electric. 

The development offers a particularly high proportion of green space and outdoor amenity, enhancing the experience for residents and supporting biodiversity on a constrained urban site. A key highlight is the dedicated children’s play area – a unique feature thoughtfully integrated into the wraparound sheltered terraces.

Designed to support safe, accessible outdoor facilities without compromising on density or privacy, the play area encourages active and imaginative play for a range of age groups and is positioned adjacent to a residents’ garden lounge. Its sheltered location provides year-round usability, providing a family-friendly setting for outdoor working and socialising. Two landscaped roof-top gardens offer panoramic views across the River Thames and Greater London.

A continuous area of generous public realm between One Thames Quay and the adjacent Make-designed Amory Tower reinforces the pedestrian flow from nearby train stations and maximises external space available for the benefit of residents and the wider community alike.


The elegant tower enhances the Canary Wharf skyline, characterised by vertical bands of light cast reconstituted stone and unique iron oxide patterns that reference cranes of the nearby docks. Undulating bronze aluminium panels catch the light to provide additional interest and depth to the slender, sculptural form. 

The tower reached practical completion just 18 months after Make took the scheme to planning approval and is already more than two thirds sold.
