The Brief

Design Delivery Unit secured the delivery of Phase 1 of this large residential development in Hendon, London. The phase consists of 771 residential apartments split between 9 blocks wrapping and on top of a large extensively landscaped podium deck. Beneath the podium houses a Sainsbury’s food store, customer parking, residents facilities, basement residents car park and cycle storage. Private, shared ownership and social rent apartments are to be provided in the development.

The eastern limit of the site is defined by the Silk Stream, which has been identified as an area of interest under the Brent River Corridor Improvement Plan. The scheme aims to reconnect the site with the stream and surrounding context.

Added Value

As part of our role on the project we will be undertaking a full optimisation review of all apartment layouts from the planning design. Our considerable experience at optimising layouts for the client has enabled the projects team to find further value, opportunities and design efficiencies. We will be taking the client through the optimisation journey and using this discussion to inform the sales and marketing strategies.

Technical Challenges

The construction phasing of the large development will need our expertise to inform the client of potential risks and develop successful design solutions. The entirely brick clad façade requires careful detailing to achieve the concept architects subtle design aesthetic.

The large landscaped podium structure that sits above the food store represents a significant technical challenge for the design team. Our technical experience will be used to ensuring no residential drainage enters the food store demise and the attenuated blue roof podium design slows the rate of water run off back into the surround drainage network.
