The Brief

St George originally secured planning permission for 319 apartments. Design Delivery Unit were then appointed to optimise and deliver the scheme whilst working alongside the concept architects to secure a successful Section 73 application with an increased number of apartments and revised design.

Added Value

Design Delivery Unit have undertaken several optimisations exercises on the project to maximise the value of the site and improve buildability.  This has been through the careful redesign of apartment layouts, façade fabrication and operational strategies.

Utilising our previous heritage experience we have also detailed and overseen the refurbishment, remodelling and new insertions of the two listed buildings on site.

Technical Challenges

The scheme consists of 6 interconnected buildings varying from 6 to 16 storeys on a tight island site. The building form consists of a series of set back terraces. Subsequently the stacking of the floor plates is limited. We have therefore focused on ensuring the complicated service routes, drainage runs and structural design required are coordinated between consultants.
