The Brief

Design Delivery Unit were appointed to deliver this 8 storey new office building in St James’s Square, London. The development includes the replacement of Norfolk House with prime office space within a conservation area incorporating two entrances, one from St James’s Square and the other from Charles II Street.

Added Value

Following a Stage 4 review and assessment, Design Delivery unit have developed the architectural information and details for the new building to enable construction of the project for the contractor. Key elements include optimising the core and basement layouts and developing a new façade construction to improve buildability and increase floor area.

Technical Challenges

Working within the body of a very constrained site, Design Delivery Unit has coordinated complex party wall and rights of light issues with the concept of a new sloping facades design. The primary brick and stone elevations facing the Square and Charles II Street are also being replaced to match the original building and incorporate re-use of materials where possible.
